What matters most when replacing a furnace? Correct sizing from a load calculation, the right fuel and efficiency for how you actually live, and venting that is done to code. A furnace is a combustion appliance, so unlike an air conditioner a bad install is not just inefficient, it can be unsafe. The equipment brand matters far less than whether the person installing it sizes it properly, vents it correctly, and verifies combustion on the day.

A furnace is sold on brands and efficiency ratings, but that is not where the decision is really made. It is made on three things: what fuel makes sense for your home, what size it actually needs, and whether the venting and combustion are set up correctly. Get those right and a mid-range furnace will serve you well for many years. Get them wrong and the best furnace on the market will run poorly, cost too much to heat with, or worse.

When replacement is the right call

  • The heat exchanger is cracked. This is the metal wall that keeps combustion gases out of your air, and it is condemned rather than repaired, so on an older furnace it means replacement.
  • A major component has failed on a furnace near the end of its service life, which for a gas furnace is commonly in the range of fifteen to twenty years.
  • Repairs are stacking up season after season.
  • Heating bills have climbed and the furnace is well behind current efficiency.
  • The house was never evenly warm, which is often a sizing or duct issue a like-for-like swap will inherit.

Fuel and system choice

Most homes here heat with a gas furnace, and if you already have gas and ductwork, a gas furnace is usually the straightforward path. But it is worth understanding the options before you assume like-for-like:

Sizing and efficiency

As with an air conditioner, the right size is worked out with a Manual J load calculation, not copied from the old furnace, which may well have been oversized to begin with. An oversized furnace short cycles, heats unevenly, and wears itself out faster. A correctly sized furnace runs longer, gentler cycles that keep the whole house evenly warm.

Efficiency is rated as AFUE, the percentage of fuel that becomes heat in your home rather than going up the flue. A higher AFUE furnace costs more and burns less gas. Whether the difference pays back depends on how cold your winters run and how long you will stay in the house, and we will show you those numbers rather than just pointing at the higher shelf.

Venting is a safety matter, not a detail

A furnace has to vent its combustion gases safely out of the house, and high-efficiency furnaces vent differently from older ones, often through a sidewall in plastic pipe rather than up the old flue. Getting the venting right is not optional and it is not the place to cut a corner. A replacement quote should say how the new furnace will be vented, and the install should be inspected. This is one of the reasons the permit and inspection on this page are not red tape.

Questions and answers

How much does a new furnace cost?

It depends on the size your house needs, the fuel and efficiency you choose, and the venting the new furnace requires, which is why an honest number needs someone looking at your home. A standard-efficiency gas furnace on existing venting sits at the lower end. A high-efficiency furnace that needs new venting, or a dual-fuel system, costs more and often earns it back in running cost.

Should I replace the air conditioner at the same time?

Often it is worth it, and worth an honest look. The air conditioner's indoor coil sits on top of the furnace, and if the air conditioner is also near the end of its life, doing both together usually costs less than two separate jobs and gives you a properly matched system.

If your air conditioner is newer and in good shape, we will tell you to keep it. We only recommend replacing what genuinely needs it.

What is AFUE and how high should I go?

AFUE is the efficiency rating for a furnace, the percentage of the fuel you buy that becomes heat in your home rather than going up the vent. A higher number means lower gas bills. New furnaces have a legal minimum, and you can pay more for higher ratings.

Higher efficiency pays back faster in colder climates and over longer ownership. In this region winters are real but not brutal, so the payback is a genuine calculation rather than an obvious yes, and we will run it for your house.

Do I need a permit to replace my furnace?

Yes, in most jurisdictions here, and for a furnace it matters even more than for an air conditioner, because a furnace burns fuel and vents combustion gases. The inspection is an independent check that the venting and combustion were done safely and to code.

A quote that skips the permit is skipping that safety check, and it leaves you with unpermitted work on a combustion appliance. We pull the permit and handle the inspection as part of the job.

How long does a furnace installation take?

A straightforward replacement is usually a single-day job. If the venting has to change, as it often does when moving to a high-efficiency furnace, or if there is gas or electrical work involved, it can take longer, and we will tell you that up front.

Is a high-efficiency furnace worth it in Oklahoma?
