Roof maintenance and seasonal tune-ups.

The cheapest roof problem is the one caught early. A tune-up before storm season keeps a lifted shingle or a dried-out pipe boot from turning into a stained ceiling and a soft deck.

Roofs in this climate age unevenly. Sun bakes the south slope, hail works on whichever side the storm came from, and the rubber boots around plumbing vents dry out and split years before the shingles are anywhere near finished.

A pipe boot costs very little to replace. The same boot, left to split, lets water run down the pipe into the ceiling for a season, and now you are paying for decking, insulation, drywall and paint. Maintenance is not a subscription we are selling you. It is the part of roof ownership that pays for itself.

Almost every ceiling stain we get called out to started at a penetration, not in the field of the roof. Boots, flashing, and sealant are consumable parts on a roof, and treating them that way adds years to everything around them.

We are based in Oklahoma City and we work the whole metro. Every roofing contractor working for a fee in this state has to be registered with the Oklahoma Construction Industries Board, and since 1 July 2026 residential work also requires the Residential Roofing Endorsement. How often should a roof be inspected or maintained in Oklahoma?

Once a year is a reasonable baseline in this climate, and the useful time is before spring storm season rather than after it. Add a check after any storm that dropped hail on your neighbourhood, even if the roof looks untouched from the ground.

Does roof maintenance affect my warranty?

It can help. Manufacturer material warranties generally expect the roof to be maintained, and documented maintenance is useful if you ever need to make a warranty claim. It also gives you a dated record of the roof's condition, which matters for insurance and for resale.

What is the most common roof problem you find on a tune-up?

Split or hardened pipe boots, by a wide margin, followed by sealant that has cracked at flashing and penetrations. Both are inexpensive to put right and both cause expensive interior damage if they are left alone.

Do you maintain commercial flat roofs?

Yes. Low-slope commercial roofs need a different routine: seams and terminations, drains and scuppers kept clear, and the curbs under rooftop equipment checked, since those are a frequent leak source that building owners rarely think about.
